A "morally binding" AI pact

President Trump gathered roughly two dozen tech leaders, including Jensen Huang, Mark Zuckerberg, Sam Altman, Dario Amodei and Elon Musk, to sign a one-page voluntary agreement on AI safety. It commits companies to risk reviews, internal audits and third-party evaluations, but carries no enforcement mechanism. Behind closed doors, Amodei reportedly faced pushback from peers over his public warnings on AI risk. The hosts' read: an agreement without enforcement changes little for the AI buildout trade.

Inside Anthropic's leaked prospectus

Anthropic is preparing what could be the largest IPO in history. Its leaked filing, reviewed by Reuters, devotes far more pages to risk factors than to the business itself. It describes heavy losses, hundreds of billions in compute commitments, significant revenue concentration among a few partners that are also its suppliers, and a governance structure that keeps control with its seven founders. The hosts' advice: treat it as a high-risk venture bet, not a blue chip, and remember how other hyped IPOs have traded after lockups expire.

Good jobs news, bad mortgage news

ADP reported a stronger-than-expected 90,000 private jobs added in September. But resilient employment keeps the Fed cautious, and a sharp bond sell-off pushed the 30-year fixed mortgage rate to 7.28%, per Freddie Mac, its biggest weekly jump since 2022. Mortgage applications are falling, sellers with low locked-in rates are staying put, and adjustable-rate mortgages are gaining share. Robert calls it one of the trickiest housing markets he has seen in 30 years.
